HOME HIRE PROGRAM GUIDELINES FOR LANDLORDS
To ensure that tenants are offered the best possible standard of accommodation and to maintain the quality and uniformity of the program the following guidelines must be observed.
- You must provide:
a) an extremely clean and tidy property;
b) sufficient wardrobe and drawer space for guests;
c) suitably furnished accommodation with full window coverings and good quality floor coverings;
d) sufficient high quality bedding. blankets, doonas etc. consistent with prevailing weather conditions;
e) good quality fresh bed linen, hand and bath towels and supplies for a change every three days;
f) light breakfast ingredients, including fruit juice, cereal, bread, spreads, tea/coffee and milk;
g) suitable cutlery and crockery;
h) adequate toilet paper, personal soap, household (laundry & kitchen) detergents;
i) operating instructions for airconditioners / heaters and any other special instructions regarding your property;
j) telephone with local access;
k) household appliances in working order.
- All homes will be inspected by Barrier Reef Dive Cruise and Travel staff and classified according to the following criteria. Barrier Reef Dive Cruise and Travel reserves the right to reject an application if the home does not meet the specified requirements. Rents reflect the market for V8 Supercar home hire elsewhere. Barrier Reef Dive Cruise and Travel also reserves the right to vary the standard payments in circumstances deemed exceptional.

- It is the responsibility of all participating home owners to contact their insurance company to ensure that they have adequate and appropriate insurance covering property, home and contents and legal liability and that their participation in the home hire program does not invalidate their policy.
- 19% (inc GST) of payments made will be retained by Barrier Reef Dive Cruise and Travel to cover administration.
- All properties registered in this program will be inspected every 3 years. Inspecting staff might ask to see linen, towels and crockery to determine suitability.
- Landlords may elect to reserve a portion of the property for personal storage.
- Homes will be let on a daily basis and applications will be on strict preference in order of receipt of applications, unless a tenant stipulates certain accommodation requirements. If a landlord rejects a booking, that property will be placed at the bottom of the list for allocation.
- The tenant's final payment is due on 26 May 2011. After this payment has been received Barrier Reef Dive  Cruise and Travel will send you written confirmation of a booking. The signed tenancy agreement, terms & conditions and invoice must be returned to this office to finalise this booking.
- The amount of rent charged will include expenses such as gas, electricity and water.
- Telephone charges are not included in the rental fee but the tenant may have access to a phone for local calls only. If the tenant requires the use of an STD line he must notify the home owner who will contact the telephone company prior to the tenancy to arrange a separate account. This account will be forwarded to the tenant and is payable within 14 days of receipt.
- Barrier Reef Dive Cruise and Travel and the tenant must be provided with an emergency contact number where the landlord or their agent can be contacted at all times during the tenancy.
- Tenants will be expected to arrive by 8.00pm on the intended date of arrival and it is a requirement that guests be met on arrival by you or your agent. Tenants must be given an inspection of the premises and shown its facilities, shown how to operate heating and cooling appliances and other household appliances and the location of additional linen, storage areas and other essential features. If tenants are not met and given such an inspection, then in the event that tenants wish to cancel the letting on the ground that the dwelling does not meet the standards specified in these guidelines and an officer of Barrier Reef Dive Cruise and Travel is satisfied that the complaint is justified, then Barrier Reef Dive Cruise and Travel may refund to the tenant the unexpired letting fee held by Barrier Reef Dive Cruise and Travel. You will have no claim against Barrier Reef Dive Cruise and Travel or any officer thereof for the payment to you of any unexpired portion of the rent. In the event that the tenants, or any of them, do not arrive by 8.00pm on the relevant day, then you will not be required to meet the tenant and in such circumstances Barrier Reef Dive Cruise and Travel will only accept a cancellation of the tenancy in extreme circumstances. In such a case, Barrier Reef Dive Cruise and Travel will attempt to contact you on the phone number you have provided, to advise you what is occurring.
- The departure time for tenants is no later than 10.00am on the day specified unless alternative arrangements are made with the landlord.
- Applicants who live in rented properties must obtain written approval from their landlord and provide a copy of the approval with the application form.
- Barrier Reef Dive Cruise and Travel operates as a booking agent only and is in no way liable for the actions of tenants or landlords in respect of bookings made through this program.
- Receipt of an application form by Barrier Reef Dive Cruise and Travel does not guarantee a booking will be allocated to the property.
- All landlords must agree to enter into the Tenancy Agreement supplied by Barrier Reef Dive Cruise and Travel.
- Payment to home owners will be made by cheque or direct deposit. If your choice is not indicated on your invoice payment will be made by cheque.
- Barrier Reef Dive Cruise and Travel will not be responsible for direct deposits being made to an incorrect account if the banking details are not correct or are illegible.
- Payments to home owners should be finalised within 4 weeks of hire taking place, but no payments can be made until all home owners have returned outstanding invoices to Barrier Reef Dive Cruise and Travel.
- Should a tenant cancel the booking prior to the full payment deadline of May 26 2011, the deposit of 25% less an administration fee will be paid to the homeowner.
